We arrange an in-person or online consultation to discuss your expectations and select suitable properties for viewing. Our team organizes your entire trip to the UAE, including itinerary, appointments, and schedule.

ARRIVAL & PROPERTY TOURS

 

Upon arrival in Dubai, you will be welcomed by our representative, who will take care of airport transfer and accommodation. Together, we will tour a selection of pre-arranged apartments or villas that best fit your requirements.

PROPERTY SELECTION & CONTRACT SIGNING

Once you choose the right property, our legal team prepares all contracts and documentation. The purchase agreement is signed, and the application for title registration with the Dubai Land Department is submitted.

PAYMENT & OWNERSHIP TRANSFER

Payment is settled directly in the UAE. After the transfer is completed, you receive your official Title Deed. The entire process is completed during your stay in Dubai, ensuring a fast and efficient purchase.

2.  SECURE PAYMENT VIA ESCROW IN THE CZECH REPUBLIC

ESCROW DEPOSIT IN CZ

 

Before traveling, the client deposits the agreed purchase amount into a notarial escrow account in the Czech Republic. Funds remain secure until the ownership transfer is officially completed.

VISIT TO DUBAI & PROPERTY SELECTION

You travel to Dubai, where our representative arranges viewings, consultations, and supports you during the property selection process.

SIGNING & REGISTRATION

 

Once you have chosen a property, the purchase contract is signed, and the transfer of ownership is officially registered at the Dubai Land Department. All legal and administrative steps are handled professionally to ensure a smooth and compliant transaction.

RELEASE OF FUNDS

 

After your ownership is officially registered, the Czech notary releases the funds from the escrow account to the real estate broker. This guarantees that your money is only transferred once the property is legally yours, providing maximum security and transparency.

3. COMBINATION OF DOWN PAYMENT & MORTGAGE FINANCING

CONSULTATION & PROPERTY SELECTION

We help you identify a property that is suitable for partial financing via a mortgage. Our team will assess your financial options and guide you toward properties that balance investment potential with manageable financing.

DOWN PAYMENT

 

You pay an initial deposit of 20% of the property price. This secures the property and demonstrates your commitment while keeping a significant portion of the financing flexible.

MORTGAGE ARRANGEMENT

 

We assist you in arranging a mortgage with competitive interest rates starting from 3% in the UAE. The bank provides the remaining financing, making it easier to acquire your property without paying the full amount upfront.

OWNERSHIP TRANSFER & REPAYMENT

After the mortgage is approved, the property is transferred to your name. You then start the repayment schedule directly with the bank. This solution allows you to become a property owner more quickly and efficiently while spreading payments over time.

4. INVESTMENT INTO DEVELOPMENT PROJECTS

PROJECT SELECTION

 

We identify off-plan projects with high growth potential that fit your investment strategy. Each project is carefully evaluated for location, developer reputation, and projected return, ensuring your investment is well-informed and strategic.

AGREEMENT & INITIAL PAYMENT

You sign a purchase agreement directly with the developer and make the first installment. This formalizes your investment and secures your spot in the development project.

STAGE PAYMENTS DURING CONSTRUCTION

Payments are made gradually according to the construction progress – for example, at completion of the foundation, structure, and final finishing stages. This staged payment system reduces risk while keeping you in control of your investment.

COMPLETION & HANDOVER

 

Once the project is finished, you are officially registered as the owner, and the property is delivered ready for use, rental, or resale. Our team supports you throughout the handover process, ensuring that everything is completed according to plan and to your satisfaction.
